The setbacks for a dwelling, measured from the property lines, are: front " 50, sides " 25 and rear " 50. EEC scientists visited the above-referenced Subject Property to evaluate site conditions and delineate the wetland habitats using methodology outlined in the Florida Uniformed Wetland Delineation Methodology (Chapter 62-340 F.A.C.), placing 11 flags approximately south to north across the property. EEC created the attached estimated site map showing the delineated area and approximated totals of uplands, wetlands, and buffer setback. This estimated site map does not show building setbacks, which are determined by the governing municipality within which the property lies. Please note that this wetland line is just an estimate and cannot be put on a survey without jurisdictional approval. The wetland on the property is categorized by Pasco County as a Category I wetland. Pasco county protects Category I wetlands more strongly than the state of Florida does. Pasco county does not allow impacts to Category I wetlands or impacts to the 25 upland buffer around Category I wetlands, except for public roads.
